What is a mortgage loan?
It is a loan granted to a natural or legal person by providing a property (flat, house or commercial premises) that will act as collateral for the repayment of the loan.
What amount can I apply for?
The minimum amount is €20,000, with no set maximum (up to €20M). The lenders we work with finance up to 35% of the appraised value of your collateral.
Can I apply with ASNEF or RAI default records, or without a payslip?
Yes. Alternative financing with private capital does not depend on a banking score. We study applications from individuals listed in ASNEF, RAI or BADEXCUG, and from self-employed persons or those without a regular salary. The key requirement is owning a property free of encumbrances to provide as collateral.
What are the repayment terms?
Loans have repayment terms of 1 to 20 years. Grace periods of up to 5 years can be agreed, during which only interest is paid. The interest rate is fixed.
Is Barcelona MS regulated? Is it safe?
Yes. Barcelona MS is registered with the Bank of Spain Real-Estate Credit Intermediary Registry under number D029, operating under Spanish Laws 2/2009 and 5/2019. All loans are signed before a notary public and recorded in the Land Registry.
Can I apply for a loan if the property already has a mortgage?
Generally the property must be free of encumbrances. When the outstanding balance is very low relative to the property value, a second mortgage may be authorised or the first mortgage refinanced and cancelled.
What documentation do I need to submit?
For the initial assessment, simply answer a few questions. Once your application is accepted, we request the minimum documentation (ID, proof of income, property deed, Land Registry simple note) to keep the process fast.
How long does the process take?
An initial response is provided within 24-48 hours. The official appraisal takes approximately 3 days. The full process — from application to notary signing — can be completed in just a few days.
What is the process once the loan is approved?
After approval, the official property appraisal is requested (approx. 3 days). Conditions are reviewed, pre-contractual documentation delivered, a notary date set and the funds released on the signing day.
Is it possible to repay the loan early?
You can cancel the loan at any time, paying interest only for the time elapsed. On many of our loans, no early-repayment fee applies.
