What is a mortgage-secured loan?

It is a loan granted to a natural or legal person who provides a property (flat, house, business premises or land) as collateral for repayment. It allows access to financing from €20,000 with terms of up to 20 years, outside traditional banking.

What is the minimum amount I can apply for?

The minimum amount is €20,000, with no set maximum. The lenders we work with finance up to 35% of the appraised value of your collateral.

Can I apply with ASNEF or RAI records, or without a regular income?

Yes. We study applications from individuals listed in ASNEF, RAI or BADEXCUG, and from self-employed persons without a regular salary. Alternative financing evaluates primarily the property provided as collateral, not the banking score.

What are the requirements?

Main requirements: minimum loan of €20,000; a property free of encumbrances (or with a low outstanding mortgage) as collateral; the property must be in a municipality of over 25,000 inhabitants or a coastal/tourist area; and basic solvency to meet repayments.

What are the repayment terms?

Loans have repayment terms of 1 to 20 years. Grace periods of up to 5 years can be agreed (interest only). The interest rate is fixed.

Is it safe? Is Barcelona MS regulated?

Yes. Barcelona MS is registered with the Bank of Spain Real-Estate Credit Intermediary Registry (no. D029), under Spanish Laws 2/2009 and 5/2019. All loans are signed before a notary public and recorded in the Land Registry.

How long does the process take?

Initial response within 24-48 hours. Official property appraisal in approximately 3 days. The complete process from application to notary signing can be concluded in just a few days.

Can I apply if the property already has a mortgage?

Generally the property must be free of encumbrances. When the outstanding balance is low relative to the property value, a second mortgage may be authorised or the existing one refinanced and cancelled. We assess each case individually.

What is the process once the loan is approved?

The official property appraisal is requested (approx. 3 days), conditions are reviewed and a notary date is set. You receive the funds on the day of signing. All operations are signed before a notary for maximum legal certainty.

Can I repay the loan early?

Yes, at any time. You only pay interest for the time elapsed and, on many of our loans, no early-repayment fee applies. Conditions are detailed in the contract and pre-contractual documentation.
